This commercial project involved a full renovation of a three-storey office building, including major layout changes and upgraded electrical systems. Element Fire was brought in to update passive fire protection measures to align with the revised fire strategy and ensure the building’s compliance following the refurbishment.

    The main objective was to re-compartmentalise ceiling voids and cavities across all three floors and reinstate fire-stopping at newly created service penetrations. Fire resistance requirements ranged between 30 and 60 minutes, depending on the location and fire strategy demands.

    Our Approach

    After completing a full site survey, our team worked in close coordination with the principal contractor to plan access and phasing around other trades. We reinstated all compromised fire compartments above ceilings and applied compliant sealing systems to service penetrations, ensuring full alignment with the updated fire layout. Works were delivered efficiently with minimal disruption to other ongoing fit-out activities.

    Key Outcomes

    The building was handed back to the client with fully reinstated compartmentation across all levels. The space is now compliant with modern fire safety expectations and ready to support safe day-to-day operations for office-based staff.

    Element Fire will conduct annual inspections to monitor the integrity of the installed fire protection systems and ensure continued compliance as the building is occupied and maintained.
