This large-scale residential project involved upgrading mechanical pipework and reinstating compartmentation between floors across 200 riser cupboards within a Unite Students property in London. Element Fire was brought in to deliver compliant passive fire protection under a strict 4-week deadline ahead of student occupancy.

The goal of the project was to restore compartmentation between floors by reinstating compliant fire-stopping within mechanical risers. Each riser needed to achieve a consistent 1-hour fire rating to align with the fire strategy and ensure occupant safety throughout the building.
We began with a detailed on-site survey to assess all riser compartments. Coordination with the principal contractor and mechanical teams was essential to sequence our works around ongoing services installation. Our team worked methodically through each riser, applying high-quality fire-stopping materials and documenting progress to ensure compliance and transparency. The works were completed floor-by-floor on a rolling schedule to meet the tight 4-week timeframe.
All 200 risers were successfully upgraded to a 1-hour fire resistance standard, delivering a fully compliant compartmentation system ahead of the building’s reoccupation. The client gained a safe, regulation-aligned student accommodation environment ready for handover and occupancy.
Element Fire will return annually to inspect all works - ensuring systems remain free of damage and compliant with current fire safety requirements.
