This residential project focused on improving fire safety within a student accommodation block. Element Fire was contracted to upgrade mechanical pipework and riser cupboard doors by reinstating compartmentation between floors and around the heads of 90 riser door frames.

    The main goal of the project was to reinstate fire compartmentation within all mechanical risers to ensure a consistent 1-hour fire rating. This was essential for maintaining vertical fire separation between floors and safeguarding evacuation routes throughout the property.

    Our Approach

    We began with a thorough survey to assess the condition of each riser. Coordinating closely with the principal contractor and mechanical team, we scheduled work to fit around active service installations. Our team systematically sealed riser penetrations and upgraded riser doors to ensure complete fire resistance at critical junctions, particularly at the head of each door frame. Careful documentation and staged inspections supported quality assurance throughout.

    Key Outcomes

    All 90 risers were successfully brought up to 1-hour fire resistance standards. The building was delivered in a fully compliant state, providing a safe and regulation-aligned environment for student residents.

    Ongoing Support

    Element Fire will carry out annual inspections of all passive fire protection works - ensuring long-term compliance and identifying any remedial requirements as the building is occupied.
